Buying a Bellrose Home
The buying process made simple… at Bellrose we strive to make the buying process as easy and stress free as possible.

Step 1: 

Reserving Your New Bellrose Home

To reserve your Bellrose home, we will require you to complete  our New Home Reservation Form and pay a reservation fee of £1000, which will hold the plot exclusively for you for 6 weeks.  Once your plot is reserved, you can personalise your new home with your own style choices from our wide ranges in all the fixtures and fittings. The earlier you reserve your plot, the broader the selection of choices available to you. Please note, if you decide not to go ahead with your purchase you are entitled to a full reservation fee refund, as long as it is within 14 days of paying the fee.

The price, exchange deposit required, terms & conditions and your cancellation rights applicable to your new home will be confirmed at this stage. For your peace of mind, we use the Reservation Agreement form in compliance with the Consumer Code for Home Builders’ Requirements and a sample reservation form is listed on our website for your perusal.

Your 10 Year Premier Build Guarantee Structural Warranty on your home will also be confirmed on your reservation form and you will be given a copy of this, the Consumer Code Scheme and Health & Safety Information, in hard or electronic form at the same time as your reservation.

Step 2: 

Instruct Your Solicitor and Mortgage Advisor

To achieve a 6 week Exchange of Contracts we will advise you to instruct your own Conveyancing Solicitor and if required, Mortgage Advisor. However, we do work with several well-established Solicitors and Independent Financial Advisors who we can provide details of, if required, to assist you in the conveyancing and mortgage processes for the purchase of your Bellrose home. Our nominated Estate Agents can also help here, please just ask.

Your Solicitor will advise you of the work involved and will be made aware and working to our 6 week Exchange of Contract deadline and will make the necessary arrangements to make it happen. They will request upfront funds, to undertake searches on your new home on your behalf and be able to guide you through the process with ease.

Step 3:

Post Reservation Meet the Team

Bellrose Homes Limited exclusively engage Ryland Design Architecture to provide the architectural, planning, project and development management services for all of our sites. Our team will be in touch immediately after your reservation, to arrange a meeting with yourselves. The post-reservation meeting gives you the opportunity to discuss your new home plans in more detail and create your dream home. You will be able to look at our choices of fixtures and fittings and choose from the highest quality specification, from a wide range of leading brands. 

Step 4:

Exchange of Contracts

Once your Solicitor has completed all their enquiries on your behalf and has all the necessary paperwork on file, you will be ready to exchange contracts with us. At this point you will be requested to pay the deposit on your new Bellrose home to your Solicitor, the deposit due is 10% of the total agreed house price, sometimes less the reservation fee already paid.

Step 5:

Personalise Your New Home

Once Exchange of Contracts has taken place, you will work closely with our team and Ryland Design to personalise your new home internally and externally. You will choose from the highest quality specification and upgrades in your new home. From choosing your luxury new kitchen, to the tiles in your bathroom, you will select from a range of samples by world leading suppliers to create spaces to suit your personality and lifestyle. Not all homes are available to personalise in full – look out for the ‘Personalise’ symbol on homes available to reserve.

Working with our selected suppliers, personalisation options may include:

  • Relaxing living rooms – your choice of fire, surrounds and carpets to create the perfect atmosphere.

  • Luxury kitchens – your own choice of kitchen styles: cabinet ranges, island options, choice of worktops, choice of integral appliances including ovens, dishwashers, wine coolers and hobs. 

  • Practical utility room – your choice of integral appliances, cabinet ranges, sink options & shelving to create a utility space that works for you.

  • Luxury bathrooms - your choice of designer bathroom suites, colour of taps, wall & floor tiling and underfloor heating, radiator colours, bathroom cabinets, shower door choices

  • Beautiful bedrooms – including fitted wardrobes and bespoke dressing rooms to create a relaxing environment for you.

  • Flooring options throughout including ceramic tiles, hardwood laminates and sumptuous carpets.

  • Electrical options – choose where to place your TV, electrical, shaver and WIFI sockets to suit you and your family.  Choose security alarms and external lighting to protect your home.

  • Better for the environment - Energy saving options in your new home including solar panels, electric car chargers

  • Landscaping – you can choose from a range of options for your new garden including fencing, turf and paving ready for the whole family to enjoy.

In addition we offer an extensive range of optional extras such as Quooker Taps, fitted wardrobes, heated bathroom mirrors, electric car chargers, solar panels and much more. A member of our Sales Team will be happy to provide you with a list of these optional extras.

Step 6

Notice of Legal Completion

Once Premier Gurantee, Building Control and other warranty and guarantee providers have finalised your home, we will advise yourselves and Solicitors of our intended Legal Completion date. Once we know this, we can then plan your New Home Demonstration and Legal Completion dates. They will remain provisional until all the certificates are in place, however we will work with these dates and advise all parties accordingly.

Step 7

Pre-Inspection Meeting

Your new Bellrose home is almost ready! Our Pre-Inspection Meeting occurs around 14 days before Legal Completion and after Exchange of Contracts. This is your invitation to come along and see your home before the big day. We will contact you to arrange an appointment on site to see the progress of your new Bellrose home. A member of our development team will safely escort you, or your representative and / or qualified professional advisor around and answer any queries you may have. This visit will also give you an opportunity to see your fixtures in situ. We will provide you with full protective safety wear for your visit. Any issues raised at this meeting can then be rectified before you move in. Hopefully there will not be any issues but if there are, it gives us the perfect opportunity to remedy them before you move in.

Step 8:

Your New Home Demonstration Tour

A few days before your Legal Completion day, our development team will be delighted to invite you to site, to demonstrate and show you all the items included in your new home. The demonstration Tour takes a couple of hours and gives you an invaluable in-depth and detailed view of your new home, how to use it, maintain it and enjoy it! A perfect opportunity to ask any questions and familiarise yourselves with everything in your new home before you move in.

Step 9:

Legal Completion and Handover Day

Once all monies have been received, we will be in touch to arrange our handover with you. At the handover, we will greet you on site at your new home with your keys. The handover will include taking meter readings, checking the whole house with you and completing and signing the handover forms. We will then issue you with your Handover Pack and leave you to celebrate and enjoy your new Bellrose Home!

Step 10:

Moving in Day!

At Bellrose we will endeavour to assist you, to ensure that your moving in day runs as smoothly as possible! Our customer services team will be available, should you have any queries.

Step 11:

7 Day Courtesy Call and Follow Up Appointment

Our development team will carry out a follow up appointment to ensure you are happy with your new Bellrose home, approximately seven days after you have moved in. We like to check in on you to make sure that everything is going well and that you are settling in. They will ask you if you need any further assistance with anything and note any comments that you would like to make. They will then pass you to our dedicated customer services team and wish you well in your new Bellrose home.

Step 12:

Aftercare

Our customer services team will be on hand after you have moved in to help you with any aftercare issues. Your Bellrose home is also protected by a 10 year Premier Guarantee Structural Warranty. All appliances are covered by their individual manufacturers’ warranties, which our development team will make you aware of during your Handover and all aftercare and guarantee registration instructions will be detailed in your Handover Pack for your reference.
